When the podcast starts, the worst feeling is hearing a great strategy and realizing you have nobody local to execute it with. This week’s assignment is simple: shortlist the three pros that move deals forward.
The targets (your 7-day shortlist)
You’re not hiring today. You’re building options so you can move fast later.
Shortlist by next week:
2 investor-friendly agents (that speak “deal math,” not “dream home”)
2 property managers (that protect cashflow and tenant quality)
1 title pro (title company or closing attorney, depending on your state)
The only rule: you ask the same questions to everyone. That’s how you turn “vibes” into signal.
Operator mindset
Deals don’t fall apart in underwriting. They fall apart when you cannot execute locally.
Where to find investor-friendly pros
You’re hunting for people who already serve investors. Start where investors already gather.
  • Local REIA meetings and investor meetups
  • BiggerPockets (local forums and market threads)
  • City-specific Facebook investor groups
  • Google Maps reviews for “property management company” and “title company”
  • Referrals from wholesalers, lenders, contractors (ask who closes clean and fast)
Quick filter: If they cannot explain their process in plain English, they will not be smooth under pressure.
Interview questions (use these every time)
Copy into your notes app. Keep the calls short. Get clean answers.
Agents (7 questions)
  • What percent of your clients are investors vs retail?
  • What are the top 3 investor neighborhoods right now, and why?
  • How do you run rental comps, and what sources do you trust?
  • Tell me about a deal you talked a client out of. Why?
  • What inspection issues kill deals in this market?
  • How do you handle low appraisals?
  • How fast can you get me into a property once I request a showing?
Property managers (9 questions)
  • What is your average days-to-lease in my target areas?
  • What screening criteria do you use (income, credit, background)?
  • What are your renewal and eviction rates?
  • What repairs require owner approval, and at what dollar threshold?
  • List your fees: leasing, renewal, maintenance markups, late fees.
  • How do you handle late rent and notices?
  • What is the typical turn cost between tenants here?
  • What rent concessions are common right now?
  • Who is my point of contact and how fast do you respond?
Title pros (7 questions)
  • What is your typical close timeline from executed contract?
  • What title issues are common in this county?
  • How do you handle liens, probate, boundary issues, or unreleased mortgages?
  • What fees should I expect on a standard purchase?
  • Who is my dedicated contact person?
  • What do you need from me to prevent delays?
  • How do you communicate status updates?
